Can you hold a place before I apply?
Properties are rented on a first-come, first-served basis once a complete application and required fees are submitted. To secure a unit and reduce vacancy risk, we recommend applying promptly through our secure tenant portal and providing all documentation up front. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in requirements vary by property. Typically you will pay the first month’s rent and a security deposit before move-in; some properties may also require last month’s rent. Exact amounts and timing are listed on the listing and confirmed during the application process. -
How old do you have to be to apply?
Applicants must be of legal age to sign a lease, which is generally 18 years or older. Co-applicants or guarantors may be required for younger applicants to meet screening criteria. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition, accounting for normal wear and tear, and all lease obligations are met. Deductions may be taken for unpaid rent, damage beyond normal wear, or required cleaning per the lease and move-out inspection. -
Who needs a cosigner?
A cosigner (guarantor) may be required when an applicant does not meet income, credit, or rental history thresholds. Cosigners must meet financial qualifications and sign a guarantor agreement to protect owner equity. -
You have a property I want to rent. How do I apply?

How do I pay rent?
Rent can typically be paid online through the tenant portal, by automatic bank transfer, or by check/money order, depending on the property. Our secure online payment options simplify rent collection and give tenants payment history and receipts. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing a pet. Some properties allow pets with an additional pet deposit, pet rent, or breed/size restrictions. We document approved pets in the lease to protect the property and clarify tenant responsibilities. -
I want to move out, but my roommate wants to stay. What should I do?
Leases generally hold all named tenants responsible for the full lease term. If one tenant intends to stay, that tenant must qualify on their own or find an approved replacement. Submit requests through management so we can coordinate screening and any lease changes while protecting owner equity. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required written notice period and submit an intent to vacate in writing by the deadline. Providing timely notice helps avoid lease penalties, supports coordinated move-out inspections, and reduces vacancy turnaround. -
Who is responsible for paying for repairs & maintenance requests?
Property management handles routine maintenance and repairs to preserve assets and keep tenants safe. Tenants are responsible for damage caused by negligence or misuse. Report maintenance requests promptly through the portal so we can respond quickly and minimize preventable costs.
